Welcome to Luton
Working with 2020 Developments, the property arm of Luton Town Football Club, we’ve developed plans to transform this 40-acre site by the M1 into a mixed-use zone for workplace, logistics and retail.
Adapting to Change
We initially won approval for a retail, leisure and office scheme in 2019, but market conditions quickly changed in the wake of COVID-19 and the decline of physical retail. Always ready to evolve, we responded to our client’s changing needs and developed a fresh masterplan to address the new commercial landscape.
Flex to Fit
The new business and logistics focused masterplan includes a broader mix of uses, including flexible workplace, research and development, and distribution alongside a smaller retail offer. Newlands Park is set to create 4,000 jobs and contribute around £240 million every year to Luton’s economy.
