A sister scheme for Power Court, the site at junction 10 of the M1 was originally conceived as a new home for Luton Town Football Club before the town centre stadium vision took hold. In 2019, working alongside And Architects, LJA gained approval for a retail and leisure scheme for Newlands Park, including a significant office quarter, multiple decks of car parking and public realm.

However, in response to the dramatic new retail landscape driven by the pressures of online shopping combined with social & economic changes, a new masterplan was drawn up for Newlands Park and submitted for planning in late 2020. The scheme provides a more appropriate quantum and type of retail, focused to the north of the site, and through more considered working of the steep topography, the main site is designed to accommodate a flexible array of workplace, high-tech manufacture and logistics uses.

The designs, developed by LJA, consider the green landscape setting and the backdrop of rolling hills whilst maximising on the exposure and gateway expression that the site offers to the motorway and the main vehicular route into Luton town.
