The Charter, Gravesend – A New Chapter for the Town Centre

Gravesend’s skyline is undergoing a significant transformation, with The Charter at the heart of this change. The project is progressing well, with phase one expected to complete in December 2025 and full completion scheduled for February 2026. Commissioned by Gravesham Council and Reef & Partners as a build to rent scheme, it is being delivered under a design and build contract by Curo, with us leading the design.

The development replaces former surface car parks with a new residential quarter comprising 244 homes across three buildings, a multi storey car park, and public spaces designed to support community life. Drawing on Gravesend’s heritage, the architectural approach blends traditional references with contemporary forms to create a scheme that feels both rooted and forward looking.

Construction is advancing steadily. Structural works across all blocks are complete, and cladding and internal finishes are now underway. The show flats are finished, offering a clear sense of the interior quality and design intent. Despite the challenges of building in a busy town centre including utility diversions and tight logistics, the team has maintained momentum through careful coordination and planning.

Recently, junior members of our team visited the site, gaining first hand insight into the realities of delivering a project of this scale. Walking through the construction zones, they observed the complexity of the build and the problem solving required to bring the design to life. The visit offered a valuable learning experience, bridging the gap between studio work and on site execution.

More than just a residential development, The Charter is designed to foster community interaction, enhance local infrastructure, and respond sensitively to the character of Gravesend while meeting contemporary needs. Although phase one will be complete in December, residents will move in once the entire scheme is finished in February 2026, ensuring the neighbourhood is fully prepared to welcome its new community.

By February 2026, The Charter will stand as a thoughtful and collaborative example of town centre regeneration, balancing heritage, modern living, and social value in a way that contributes meaningfully to Gravesend’s future.
