Gravesend Town Centre Masterplan is designed to re-engage Gravesend with the river, bringing focus back to its historic High Street and the grade II* listed St George’s Church. The site which is bisected by the High Street comprises mostly underutilised surface car parks, providing an opportunity for comprehensive redevelopment of scale through a strong mix of town centre uses. The scheme is an example of targeted and sensitive regeneration within a small town setting which reacts to the challenges of the rapidly changing relationship between uses within our town centres.

“The previous proposals for the site which gained planning permission in 2013 involved 3 levels of below ground parking. Leslie Jones has re-worked this scheme, significantly reducing costs by moving the parking into a split deck multi-storey which is then wrapped with residential, carefully hiding it from sensitive views and by doing so, greatly increasing the number of apartments. The designs also take advantage of the site’s challenging geometry and level changes by providing a range of amenity spaces both external with views across the river as well as internal providing versatile space for modern urban communal living. Of particular note was the challenge to develop a scheme of significant scale which sits comfortably within its heritage setting. The proposed design takes cues from the local architecture breaking the building’s mass into smaller individual elements, which has allowed the site to be developed to its fullest extent, through the creation of smaller distinct building elements.”

The first phase of the development, which achieved planning permission in July 2020, delivers 242 residential (PRS) units and 186 car parking spaces to the east of the High Street and is due to start on site in Autumn 2020. The second phase forms an extension to the existing St George’s Shopping Centre, for which Leslie Jones has completed a comprehensive refresh.  The development is centred around the St George’s Church and redefines the historic formal setting for the grade II* listed building. This new square provides a useable and flexible piece of public realm surrounded by a rich mix of new uses including commercial, leisure, cultural, community, hospitality and residential to re-energise this part of the town centre.
