Leslie Jones has extensive experience
of designing and managing the refurbishment
of existing retail centres. Projects now need
to be asset management led with clear strategies
on tenant mix and future positioning based on
real tenant requirements.
This requires highly creative thinking to deliver
the type of space that modern tenants require.
We need to increase their competitiveness and
efficiency and find ways of integrating new
uses such as leisure, restaurants, hotels, health
and fitness centres and community facilities.
The objective is to increase income and value
by improving unit configurations and accessing
redundant areas and air space, along with physically
upgrading the environment and management facilities
to satisfy current expectations.
LAKESIDE, THURROCK -
Capital Shopping Centres
The refurbishment of Lakeside regional shopping
centre is one of the largest refurbishment projects
carried out. The improvements have included
the replacement of all internal finishes, vertical
circulation, new lighting and rebranding - all
carried out during the continuous trading of
the centre. Additional tenant mix improvements
are being carried out on a rolling asset management
programme including the break up of the former
Alders and a new pavilion of restaurant facilities
being created on the lakeside, replacing the
previous retail floorspace with the newly branded
Lakeside Boardwalk.
